Lago Vista Real Estate Lago Vista was originally a lakeside resort development with homes, condominiums, and golf courses. It was incorporated in 1984. Lago Vista in Spanish means "Lake View."The community encompasses more than 15 miles of shoreline on Lake Travis. It is the gateway to the Balcones Canyonlands National Wildlife Refuge which consists of 22 sq. miles dedicated to the protection of the endangered golden-cheeked warbler and the black-capped vireo. Abundant white-tailed deer roam along the shores of Lake Travis and golf courses where there's year-round golfing, boating, fishing, hunting, and tennis. ![]() Our small City does a superb job of accommodating, serving, and protecting our citizens, which is estimated to be 5000+. Governed by the Mayor and City Council, managed by the City Manager and staff, the City furnishes police, water & waste water systems, street paving, maintenance, and overlay program. The architectural responsibilities are through the City Building Department, located in City Hall. The City contracts out the refuse service for our neighborhoods. Lago Vista Airport is owned by the City, supported and managed by the Airport Owners Association. Lago Vista Community Library was begun by volunteers and recently was taken under the auspices of the City. Taxes are collected by Travis County Appraisal District. Our current tax rate is $3.003. This amount represents $1.73 School District, $.699 to City of Lago Vista, $.4918 Travis County and $.0999 to ESD # 1. Some relief to the tax burden is felt because our School District gives an additional 20% Homestead exemption in addition to the automatic 15% we receive on all taxing entities. This brings our overall tax cost below the majority of the Austin area. There are other exemptions available if you qualify for disabilities and/or senior citizens. Also, senior citizens may freeze their school tax rate at current levels. Tax assessment will be based on 100% of Appraised values. Our fire, ambulance and emergency service is based in Lago Vista and covered by Fire & Emergency Services District #1 (AKA Lago Vista Fire & Rescue Service). It is a separate tax based entity, which is responsible for Lago Vista and other communities in the L VISD School District. The City of Lago Vista is responsible for the hydrants and they are generously furnished through the city water service. We have a full time Fire Chief and firemen, backed by an excellent volunteer base. Their response rate is superb. The ambulances and emergency technicians are stationed here in the community and on 24-hour service. Star Flite, the EMS service out of Breckenridge Hospital, also serves us. Their response rate is excellent and the travel time for arrival at the hospital is estimated to be fifteen minutes. The best bargain going is our Lago Vista Property Owner's Association. Our annual cost. per lot is $100, mandatory, and paid annually. This association manages and maintains our three clubhouses, ten waterfront parks, marina, floating fishing house, waterfront RV park & campground, three boat launches, a pool, ball fields and tennis courts. All of these fine, superior quality facilities are private for the use of only Lago Vista property owners and their guests. Our Thousand Oaks clubhouse is available for your private parties or community functions. The Activity Center contains meeting rooms, and an exercise facility. The Bar-K clubhouse has game tables and is used by adults and teens. Most all facilities are on an appointment basis and along with the parks are electronic entry. A special pass is issued to property owners at the office of the LVPOA. Additional brochures and information on each facility is available in our office. |
