Exactly what is a Buyer Representative?

A Buyer Representative works solely for you (The Buyer) and has no responsibilities to the seller. Can a Buyer Representative show us all properties on the market?

Yes, a Buyer Representative can show you every home listed in the Multiple Listing Service (MLS), Real Estate Owned (REO) and For Sale By Owner (FSBO) properties. Additionally, a Buyer Representative can show you brand new and unlisted homes.

Will a Buyer Representative disclose more information to us?

Absolutely! Without a signed Buyer's Representation Agreement, according to Texas State Law, the Real Estate agent assisting you represents the seller not the buyer. A Buyer representative's fiduciary responsibility is to YOU, the buyer. When a signed Buyer's agreement is in place, the Realtor can be more forthcoming with information related to properties you're considering for purchase.

Does a Buyer Representative make decisions for the buyer?

No. A Buyer Representative is obligated to the buyer's interests and needs first; however, they do not make decisions without their client's consent. The Buyer Representative will disclose specifics about locations, property values, offering price, negotiations, counter offers, contingencies, financing, and the entire closing process. How do we negotiate a good price on a house?

A Buyer Representative is qualified and skilled in the back and forth negotiations as well as financing queries that precede the closing of most real estate transactions.
